At Townsville Property Management we know how important your investment properties are to you. Thats why we pride ourselves on taking the time to know each and every property we manage as well as keeping a goodworking relationship with the tenants. We are contctable by phone, fax or email for your convenience.
Some of the services we offer are:-
- matching the right tenant with your property. Tenants are required to complete a detailed application form and we do a search on them on a natioanl tenanct database to confirm identity, employment and rental history.
- we perform frequent inspections on your property and send you a detailed report on the condition of the property. This allows us to keep a close watch on the tenants care as well as any maintenance or upgrades required to maintain the rental.
- Prior to the tenants lease ending we contact them to see their intentions on renewing the lease. If all is well, a new lease will be issued.
- Rent reviews are done before any new lease is entered into or a renewal is offered. We will contact you to discuss this.
- tenants rental payments are monitored on a daily basis and appropriate notices are issued if arrears occur.
- repairs and maintenance are actioned within 24 hours of being reported. We will contact you should you require.
PAYMENT
Your rental income is paid at the end of every month and will be paid into your nominated bank account or by cheque. You will also receive a rental statement advice every month.
CHARGES
Letting Fee - This is equal to one weeks rent and is charged at the beginning of a new tenancy. It is only charged once per tenant even if the tenant renews their lease.
Commission - we charge 8.5% (+gst) of all money collected.
Administration Costs - $6.00 (+ gst) per month. This covers postage, phone calls, faxes and back duties.
Advertising - Your property is advertised in a number of ways to get greatest exposure and reduce vacancy time. We advertise on the internet, internal advertising, Townsville Bulletin as well as from time to time promotional websites and magazines and papers.
For newspaper advertising there is a charge of $20 per line in our Townsville Property Management ad.
